Latest Land required to open a CBSE School in India

The land requirement to start a CBSE (Central Board of Secondary Education) school in India can vary based on factors such as the location, infrastructure, and facilities you plan to provide. Generally, CBSE has guidelines regarding the minimum land area required for different types of schools. For instance, it may specify different criteria for schools in urban and rural areas. The minimum land area required for establishing a CBSE school depends on the location—urban, suburban, or rural. The specified land area varies, and it is generally lower for urban areas.

Under Category C, for schools affiliated up to Secondary level, the minimum land requirement is 1600 square meters, and for schools affiliated up to Senior Secondary level, it is 2400 square meters. This category applies to locations such as Hyderabad, Delhi, Ahmedabad, Bengaluru, Greater Mumbai, Pune, Chennai, Kolkata, Arunachal Pradesh, Sikkim, Andaman and Nicobar Islands, and Lakshadweep.

Under Category B, for schools affiliated up to Secondary level, the minimum land requirement is 2400 square meters, while for schools affiliated up to Senior Secondary level, it is 3200 square meters. This category applies to locations including Agra, Ajmer, Aligarh, Allahabad, Amravati, Amritsar, Asansol, Aurangabad, Bareilly, Belgaum, Bhavnagar, Bhiwandi, Bhopal, Bhubaneswar, Bikaner, Bokaro Steel City, Chandigarh, Coimbatore, Cuttack, Darjeeling, Dehradun, Dhanbad, Dima Hasao, Durgapur, Durg-Bhilai Nagar, Erode, Faridabad, Firozabad, Ghaziabad, Gorakhpur, Greater Visakhapatnam, Gulbarga, Guntur, Gurugram, Guwahati, Hubli-Dharwad, Indore, Jabalpur, Jalandhar, Jamnagar, Jammu, Jamshedpur, Jaipur, Jhansi, Jodhpur, Kalimpong, Kannur, Kanpur, Karbi Anglong, Kochi, Kolhapur, Kollam, Kota, Kozhikode, Leh and Ladakh, Lucknow, Ludhiana, Madurai, Malegaon, Malappuram, Mangalore, Meerut, Moradabad, Mysore, Nagpur, Nanded-Waghala, Nashik, Nellore, Noida, Panaji, Patna, Puducherry, Raipur, Rajkot, Ranchi, Raurkela, Saharanpur, Salem, Sangli, Siliguri, Silvassa, Solapur, Srinagar, Surat, Thiruvananthapuram, Thrissur, Tiruchirappalli, Tiruppur, Ujjain, Vadodara, Varanasi, Vasai-Virar City, Vijayawada, Warangal, and the entire states of Himachal Pradesh, Manipur, Meghalaya, Mizoram, Nagaland, and Tripura.

Under Category A, schools affiliated up to Senior Secondary level can be established anywhere in India and must have a minimum land area of 6000 square meters.

• All schools must have a play area of at least 2000 square meters within the campus.

• Schools operating under relaxed land norms with total land area less than 6000 square meters must either:

  • Have a minimum 2000 square meters play area within the campus, or

  • Arrange for sports and extracurricular activities with nearby schools, colleges, sports complexes, stadiums, or other institutions for a minimum period of 15 years, or

  • Use public parks, play areas, or sports complexes maintained by municipal, development, or government authorities.

• Such external arrangements must:

  • Provide safe and easy access for students,

  • Be located within 200 meters of the school,

  • Ensure students do not cross any District, State, or National Highway, or major traffic roads that may pose safety risks.

• If the arrangement is made with a private institution, a signed agreement between the school management and the institution must be submitted to the Board.

• If the arrangement is made with a municipal, development authority, or government institution, a copy of the official letter issued by that authority must be submitted to the Board.

• Existing schools already affiliated under relaxed land norms that do not meet the minimum play area requirement should make arrangements for sports and extracurricular activities as mentioned above.
